Real Estate Stats in Area 20, City of Richmond

Today, I am focusing on Area 20 for real estate statistics in Richmond, VA. Area 20 is in the City of Richmond and includes the popular Libbie & Grove Avenue area. It does not include the Fan or Museum District. See map below. 

First up, close price to list price ratios. Fairly high for most of last year with April 2013 coming in at 100%. 

In comparing list price per square foot with Henrico and Chesterfield, the City brought in a much higher price per square foot. When looking at  January 2014, Area 20 in the City of Richmond brought in an additional $46 per square foot over Area 22, Henrico County and an additional $68 per square foot over Area 64, Chesterfield County. 

Active listings in the City of Richmond were at 41 in January of this year, the second lowest number since January 2009.  It is a seller's market...now is the time to to list.
